Contract of purchase and sale in which on the one hand the partaker is the Name of the firm: Bokorliget Foundation as e m p t o r. This contract of purchase and sale has been concluded between them with the following conditions: 1. The disposer sells its inner territory situated in Szentantalfa village, registered under the topographical lot number: 382. This real estate, specified as outbuilding and yard, of 600m˛ is sold to the emptor, who buys it in the ratio of one to one. 2. The purchase price is: The total purchase price is: 3.000.000 HUF say three million The emptor pays 1.500.000 HUF of the purchase price at the time of signing the agreement on a separate cash voucher. The emptor herewith undertakes itself to pay the remainder 1.500.000 HUF arreras till the deadline of payment, which is 15 December, 1995. 3. The emptor declares that it became registered by the Budapest Capital Court at 18 January, 1995 under the number 5311/1995. Its Tax number is 18068715-2-01. Its executive body gave permission to the purchase. The emptor is entitled to obtain the proprietary right of the estate. 4. The stamp duty of the estate purchase is taken over by the emptor. 5. The emptor buys the real estate after having seen it, and the emptor takes possesion of the estate simultaneously with signing the agreement, it bears the property’s burdens and enjoys its gains from this time onward. 6. The disposer guarantees that the real estate’ proprietary right will be registrable to the real estate record office with proof against quarrel, charge and claim. 7. The disposer contributes on a separate law-declaration to the registration of the transfer of the property’s ownership to the name of the emptor, when the emptor pays out the whole purchase price - and its incidental charges - completely.
9. Otherwise the Code of Civil Procedure is valid to the contract. 10. The partakers of the purchase declare that in case of legal dispute on the contract of purchase, the City Court of Veszprém is the only competent body to appeal to and they submit themselves to its decisions. 11.
